The BU accommodation portfolio is made up of several accommodation providers, including BU, each with its own booking terms and conditions. We understand that you might want to know what your accommodation booking means for you, so we've gathered together the individual accommodation cancellation T&Cs for each provider with links to the full details.
The information on this page relates to accommodation bookings made for the 2024/25Â academic year. If you have any questions on any of these options then you should contact the provider directly to discuss.
If you are not living in one of the sites detailed on this page then you should contact your accommodation provider directly to discuss your booking.
Bailey Point (Yugo)
- 14 Day cooling-off period (comes to an end after 14 days or once you have collected your keys)
- No Place No Pay (see below for details)
No Place No Pay - One less worry if you don’t receive your grades (This is applicable to prospective first-year undergraduate students only)
If you are not successful in obtaining your place at your chosen University, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:
- You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, before 25 August 2023; and
- You provide the Residence Manager with a copy of your rejection letter from the University or UCAS.
- Once we have your request, we will confirm receipt and refund your Advance Rent Payment of £250.00, together with any other rent payments you may have made.

Lulworth Student Company
Bookings made prior to 31 April
After signing the Tenancy Agreement, you may cancel your booking by writing or sending an email. You will be released from the contract with no further liability. We will return any payments made including the holding amount/advanced payment over £150.
Bookings made from 1Â May cancelling before 31 July
You may cancel your booking by writing or sending an email to us, at any time during the 14 days after we send you an email confirming your booking is completed. If you do that, we will make no charge and will return any fees or any payments of advance rent back to you.
Provided the 14-day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room, or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant’s new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged £60.00 to cover if you have booked directly with us, if you have booked through 3rd party your fees will be 5% of the contract value (damage cost if applicable).
Bookings made on or after 1 August and before the Tenancy Start date
You may cancel your booking by writing or sending an email to us, at any time during the 72 hours after we send you an email confirming your booking is completed. If you do that, we will make no charges and will return any fees or any payments of advance rent back to you.
Provided the 72-hour Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room, or you enter into a new Tenancy.
If a replacement Tenant is found before the Tenancy start date and before you collected your keys, we will return any payment made to us apart from the £150 holding amount/ advanced payment.
If you have already collected your keys you will be charged £60.00 to cover if you have booked directly with us, if you have booked through 3rd party your fees will be £60 + 5% of the contract value (damage cost if applicable).
Cancelling as you do not receive your VISA or your GRADES
If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades or; have been rejected your VISA, you may be eligible to be released from this agreement. You will need to supply us with a copy of:
- A written rejection letter from your chosen university/college or UCAS or screenshot of your UCAS status which confirms that the required results were not achieved or, your VISA rejection letter
- A copy of the proof by UCAS adjustment or a copy of your rejection letter from the embassy or visa office.
These document(s) must be received by us within 3 calendar days from the date your results are published/receiving your VISA rejection letter. Please email the documentation to [email protected]. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will release you from your Tenancy Agreement and refund any deposit or advance rent paid in full via a written cheque.
Purbeck House (Unite Students)
- 7-day cooling-off period (comes to an end after 7 days or once you have collected your keys)
- No Place No Pay

Lansdowne Point (Kaplan Living)
Conditions of booking a room at Kaplan Living Bournemouth
Please read these conditions carefully. This is not a tenancy agreement.
- For most bookings, there is a cooling-off period whereby you have 72 hours to change your mind. However, bookings made after 1st August 2023 there is only a 24-hour cooling-off period.
- At Kaplan Living, we do not take security deposits. To secure your room, an accommodation payment of £250 is required. At the end of the cooling-off period, this payment is transferred to the tenant’s Rent Account as a payment towards the first rent instalment.
- Once your instalment plan has been agreed, you will be emailed a schedule of when your rent payments must be made. The first payment is due before the start of your tenancy. Keys will not be issued to you until you have paid the first instalment of your rent. Please note that the rent for semester (short-term) contracts must be paid in full before keys are issued. Details of how to make payments will be set out in your welcome information.
- Your accommodation agreement will be made available for you and your guarantor to sign either within the booking portal or by email. In addition to signing the agreement and accepting the terms and conditions, we need you and your guarantor to provide photo ID and proof of address (note that your guarantor will need to be a permanent UK resident). Your guarantor would be acknowledging that they understand that if the tenant was to default in paying their instalment plan, he or she would be liable to make the rent payments to us.These documents can be uploaded into the booking portal, sent to us by email or returned to us by recorded delivery, to the relevant address from the list below:
